Sell Your Home This Summer

Summer is one of the best times of the year to sell your home especially when the sun is shining, showing off your property in its best light.

But that doesn’t mean you should get complacent. In order to maximise your chances of selling and achieving the highest possible price, you need to give it some TLC.

We as an estate agent in SW19 have highlighted our top tips.

Maximise the Light

An abundance of natural light and sunshine does wonders for people’s moods so maximise the light in your property. Tie back curtains, open your blinds, clean your windows, and if you have a dark room or corner add a table lamp to brighten it up.

Air the Rooms

Musty rooms are a turn-off for buyers so make sure you’ve given your home a proper airing – it’s summer after all so the rooms will be lovely and warm. Pay particular attention to little-used rooms and teenagers’ bedrooms.

Have a Spring Clean

A fresh, clean house is essential if you want to attract buyers. People view a dirty, grubby property in a very negative light so get scrubbing until your house sparkles. Don’t forget to clean the carpets and wash the curtains.

Declutter

Too much clutter in your home can send your buyers packing before they’ve even seen your delightful new kitchen. De-clutter and remove any unwanted junk before you put your property on the market, especially in the hallway – it doesn’t make a very good first impression.

Ensure the original purpose of each room is clear to potential buyers – so if your dining room has been turned into a kid’s playroom, clear away those toys so your buyers can picture their furniture there.

You’ll be especially grateful for this tip once the time comes to pack up and move.

Kitchen Matters

Once upon a time, buyers preferred the chance to stamp their own authority on the kitchen, but an increasing number of buyers now look for a reasonably stylish kitchen, so spruce yours up.

Make the room gleam, clear away unwanted clutter to show off your workspace, put a bowl of fresh fruit on the table, and some herbs on your kitchen windowsill.

Bathroom Basics

Make sure you pay particular attention to your bathroom. A white bathroom suite is still the classic colour, but make sure yours is white, because white shows up any dirt – and that includes your grouting!

Finish the bathroom with some fluffy, colourful towels and nice bathroom goodies – a bowl of bath bombs looks and smells great.

Add Curb Appeal

First impressions count so make sure your property looks fantastic from the outside. Attend to any outstanding repairs, clean your windows, smarten up any paintwork, and polish your doorknob.

Don’t forget to pay attention to your garden. Make sure your lawn is neatly mowed, your bushes have been trimmed and your garden has some colourful pots and flowers in it. Placing some cut flowers on your windowsills is a great finishing touch.

If you’re thinking of selling your home this summer, make sure you follow these simple tips in order to maximise your investment and heighten the chances of a quick sale.
